About this property

Kalanikai 303 offers a rare combination of ocean proximity, thoughtful renovation, established short-term rental income, and a highly walkable location in Kailua-Kona. Set on the top floor of a concrete building surrounded by mature tropical landscaping, this 753-square-foot, one-bedroom, one-bath residence is positioned to capture natural light, cooling trade winds, and views across Kona town to the Pacific. The unit underwent extensive updates before being operated as a vacation rental in 2022, resulting in an interior that feels both polished and comfortable. The kitchen features quartzite countertops, custom cabinetry, a subway tile backsplash, pendant lighting, and newer appliances. In the bath, golden moon granite, updated lighting, a deep soaking tub, and generous closet space add an elevated finish. The living area flows directly to the covered lanai, an inviting spot to enjoy peek-a-boo ocean views, tropical surroundings, and Kona sunsets. The condo is equipped for both full-time living and vacation use, with a full-size front-loading washer and dryer, abundant storage, air conditioning in the living room, and ceiling fans throughout. Most furnishings, linens, and guest amenities are included, providing the next owner with the flexibility to continue the existing rental operation or enjoy the residence as a personal Kona retreat. Monthly maintenance fees include solar-generated electricity, water, Wi-Fi, cable, landscaping, resident manager services, exterior maintenance, sewer, refuse, and use of the community pool and BBQ area. The property is pet-friendly with board approval for one dog under 25 pounds or up to two cats. From Kalanikai, Kailua Pier, Kamakahonu Beach, the farmers market, Aliʻi Drive restaurants, shops, and the heart of historic Kailua Village are all within easy reach. Whether used as a vacation rental, a convenient Kona home base, or a combination of both, Kalanikai 303 is ready to enjoy from day one.
